Do not compare equipment totals to room totals

A supplied enclosure or device may exclude the surrounding design, construction, utilities, finishes, access, and coordination. Ask every provider to separate equipment scope from the building work around it.

The purpose is not to create a generic price benchmark. It is to identify whether proposals are pricing the same project.

Require an assumptions schedule

Ask for known conditions, items to verify, allowances, alternates, exclusions, owner-provided work, permit or design assumptions, and the conditions that trigger change. Keep them beside the scope rather than hidden in a total.

If a proposal cannot identify who owns water, drainage, ventilation, electrical work, controls, finishes, and service access, it is not comparable to one that does.
